Leasing Process
Our clients can rely on our marketing and sales team to keep properties fully occupied with qualified tenants. Silver State Realty & Investments has proven over the years to implement numerous marketing techniques that have proven successful in attracting quality tenants. The leasing process is one of the most important steps to achieving a profitable rental. We will ensure your property is not only fully occupied but occupied with quality tenants through the screening of interested prospects, including a credit check, verification of income by pay stubs and current employer contact, and followed by a reference check of previous landlords. Our staff will also complete a property condition survey of the premises prior to tenancy to establish a basis of the property condition for any future security deposit disputes. Our clients can depend on their vacant investment property being immediately advertised, shown, and leased. From tenant qualification, leasing and legal documents to pre-occupancy inspection, we will professionally control the process from start to finish.
Tenant Relations
We provide a twenty-four-hour, seven days a week emergency contact line. Our clients and their tenants are assured of an immediate response. Regardless of the time of day, we will be there to correct any problems. From general maintenance requests, tenant complaints, and any other issues, we will always be there.
24 Hour Maintenance
We employ a full-time maintenance team so that all of your maintenance issues or immediate repairs can be addressed. In addition to having a complete database of competent contractors, we also have various other service providers available to address any repairs outside the scope of our maintenance team's expertise. These professionals have been chosen because they have proven to be honest and competent, and their services are reasonably priced. We can also work with various home warranty companies that you may currently have contracts with. Finally, we follow up on any work performed to ensure that it was completed prior to any payment. We are ready to respond to any maintenance issue at any time.
Financial & Accontability
You can have peace of mind knowing that all rents will be collected and all expenses will be reviewed prior to payment. Each owner is also provided access to our company accounting software, where you can view real-time financial data 24 hours a day. For our clients' protection, tenant accounts are maintained and accessed by bonded administrative Silver State Realty & Investments personnel only. We also retain the services of a professional accounting firm to continually monitor our financial accounts to maintain the degree of safety and protection we believe our clients deserve.
Silver State Realty & Investments is highly automated, and each owner is provided a unique user ID to access real-time financial data for their properties 24 hours a day. Each month, you will receive a complete financial accounting statement. Each statement will identify any rental income, management fees, other expenses (if any), and the final net amount to the owner. Your monthly net check will be included with each monthly statement. All statements are available 24 hours a day via our online portal. Accounts are updated between the 10th and 15th of every month. We maintain regular office hours from 9 a.m. to 5 p.m., Monday through Friday. Our property managers have email accounts for easier communication with our clients. An on-call employee is always available after hours and on weekends for emergencies.
